Although prices have corrected from the stratospheric leases that led up to the current correction; prices range from a low of about $42/SF for side street office locations in Class C buildings to Mid $40-$55/SF pricing for Class B space, some of which is on the Avenues or on key cross Streets.

Class A office space will vary wildly depending upon the building and the views, the superior buildings in the area offer outstanding views of both Central Park, Midtown and the Hudson river, the pricing ranges from $55-$65/SF for lower floors to the $65-$80/SF range for upper floors with views. Yes, there even a few Landlord's still looking for the $80-$100/SF plus for offices that are amongst the finest spaces one can lease for a corporate headquarters.

There are some incredible values to be had in the current climate by subleasing rather than doing a Direct Lease. With the opportunity to pick up the last few years of a 10 Year term that was written in when rents were considerably lower than today.
